Principal maintenance services include:

Building Maintenance

  • Repair of windows, shades and existing glass display cases.
    • Like-for-like material
  • Maintenance of building ventilation, air conditioning, heating systems.
  • Maintenance of fire protection / security equipment and alarm systems.
  • Repair and maintenance of water, sewer, drainage, and gas utility systems.
  • Repair and maintenance of plumbing and water systems, water fountains, emergency eyewash/shower stations, etc.
  • Repair to standard classroom and open area furnishings (fixed seating, tables, chairs).
  • Repair or replacement of floors and floor coverings within product life cycle.
  • Painting-within public areas, including main entrances, public corridors, stairwells and restrooms, and offices and suites within a scheduled rotation.
  • Foundations and structures, roofs, gutters and ceilings.
  • Stairways, handrails, ramps.
  • Doors, door hardware, and building entrances.
  • Electrical Infrastructure and electrical systems.
    • Interior & exterior lighting
  • Building incorporated laboratory equipment.
  • Heavy maintenance equipment such as trucks and carts that are University owned.
  • Exterior masonry repair, cleaning and repair of roofs, gutters and downspouts.
  • Internal directional campus signage.

  • Landscaping
  • Grounds maintenance
  • Repair/maintain irrigation systems
  • Integrated pest management
  • UWT roads, walking paths and sidewalks
  • Storm drains
  • Inclement weather response

Building Maintenance/Ground Maintenance Customer-Funded and Facility-Funded Services

Services which are directly related to the overall operation and use of the University’s facilities are traditionally supported by state funds. These services include work of a routine, recurring nature required to keep buildings, utilities, and grounds in safe and acceptable operating condition.  Some maintenance services done by Facilities Services units are not covered by State-appropriated funds. These services must be paid for by the department.

  •  Facility Funded:
    • Base Building Services (Maintenance, Services, & Repairs)
      • Common Areas:
        • Lobby areas, hallways, staircases, restrooms, most Lounges/Kitchen areas, campus landscaping & grounds.
      • Building Infrastructure: (All buildings, except Retail spaces)
        • HVAC, Electrical, Lighting, Plumbing, Elevators (“Common Carriers”)
        • Building Envelop:
          • Roofing, Façade (walls), Doors, Windows
      • Janitorial Services:
        • Trash, Recycle, Composting Services
          • Academic campus events
          • Scheduled cleaning/Custodial services
  • Customer Funded: (Paid by Department and or Program)
    •  Other than Academic campus events
    • Upgrades/Modifications to current standards: (Beyond UWT standards and life cycle space refresh)
      • Carpet replacement or additional cleaning, non-standard painting, non-standard window coverings, requesting additional structural, electrical and mechanical changes, and department appliances
      • Damage occurred through negligence use of any space

Labor Rates:

  • Standard hourly rate for FS tradestaff support is set at $52.50
  • Overtime support (outside hours of Monday through Friday 7:30am – 4:00pm) is set at $78.75
